FMPC to vote on McFee Farm at next meeting


The Farragut Municipal Planning Commission will vote on a concept plan and variances for street design speeds in the proposed McFee Farm development.

Decreasing street design speeds from 35 mph to 30 or 25 mph on some of the development’s streets had gained steam at the April 1 FMPC meeting when several commissioners said the request was rational enough to consider.


Mayor Eddy Ford’s contention at the May 6 FMPC meeting that members who voted for the variances could burden some liability if someone is injured on the streets cast some doubt as to whether the variances should be approved.

Local real estate agency Gables & Gates made the request for their proposed development, which would encompass more than 320 acres and have 441 buildable lots.

Of the 30 streets in the proposed development, 26 are proposed to be designed either 30 or 25 mph.

Jerry Whitehead, co-owner of Gables & Gates, stated at the May 6 meeting there would “be greater liability for not doing anything about it … designing roads faster with wider streets.”

Whether or not the variances are OK’d, Whitehead said they would move forward with the design of the development.

“Whether you approve this or not, we need to get on with this,” he said at the May 6 meeting. “We’ll be more than happy to do this by the town’s (regulations). We’re not going to pull out if we don’t get this.”

Other agenda items include:

• A public hearing on a final plat for Fox Run — unit 7, 80 lots, zoned R-1, 69.26 acres (Fox Run, Inc., applicant).

• A public hearing on a resubdivision of parcels 16 and 16.01, tax map 152, 12001 Kingston Pike, located on the northwest corner of Kingston Pike and Smith Road, zoned C-1, 2.494 acres (Weigel Stores, Inc., applicant).

• A public hearing on the Annexation Ordinance and Plan of Services for the Concord Road Urban Growth Area, which lies on the east side of Concord Road between Norfolk Southern Railroad and approximately 170 feet north of Loop Road.

• A public hearing on a request to rezone parcel 37.04, tax map 153, Callaway’s Landing, located on the west side of Concord Road, just north of the First Utility District driveway, 12.303 acres, from agricultural to R-1, OSR (Callaway’s Landing, LLC, applicant).

Items in the workshop session:

• Discussion of a request to rezone part of parcel 52, tax map 152, 12331 Turkey Creek Road, 121.7 acres, from agricultural to R-2 (Steve Bethel, applicant).

• Discussion of amendments to the Farragut Major Road Plan, to change Fleenor Road from a local street to a local collector and to change Harrison Road from a local street to a local collector.
