FMPC rule on Evans Road tree


After many months of discussions and several requested changes to the location of the entrance to the Farm at Willow Creek, the Farragut Metropol-itan Planning Commission finally approved the latest plan presented by applicant Jordan, Jones & Goulding at its regularly scheduled meeting Thursday, Jan. 6.

The Commission voted unanimously (7-0) to approve a preliminary plat for the subdivision and to grant several variances to the developers for proposed improvements on Evans Road.

Cannon & Cannon presented a report on alternatives for the entrance to the Farm after receiving input from a planning commission sub-committee in December clarifying what the Commission wanted. This report had been requested at previous planning commission meetings but was not presented until this meeting.

Kim Ramsey of Cannon & Cannon recommended alternative No. 5 from the report, which moves the entrance approximately 723 feet west to a new location directly in front of the subdivision’s water feature.

“In looking at moving the entrance west, we came upon a location the developers felt like could be an advantage. Hopefully, this is a better design and layout for the subdivision and for Evans Road,” she said.

Ramsey said, “ … The developers and one property owner take the bulk of the hit on right of way through the area.”

Chairman Bob Hill said, “I want to point out that the citizens helped with their input, and we came up with a much better solution than when we started, a solution that will work for the future.”

Town engineer Darryl Smith said, “I’m not crazy about how things went, but I’m glad it’s approved. It’s been a long process.”

In public hearing, the Commission voted to:

• Approve (4-3) a request by Benchmark Associates, Inc., to rezone Parcel 59.06 and a portion of Parcel 59, Tax Map 152, 9.243 acres, located on the north side of Turkey Creek Road across from Anchor Park and adjacent to the walking trail, from R-1 to R-4.

• Approve (4-3) a request by Benchmark Associates, Inc., to rezone a portion of Parcel 59, Tax Map 152, 15.948 acres, located at the end of Finch and Bobolink Roads, Audubon Hills subdivision, from R-2 to R-4.

• Approve (7-0), subject to provisions, a grading plan submitted by Turkey Creek Land Partners, LLC for Parcel 191.08, Tax Map 130, located on the south side of Parkside Drive next to Home Federal Bank, Zoned C-1, to fill the area with blast rock spoil.
