Realtor makes dream a reality in Knox County


Entrepreneur Steve Bieritz had a dream when he came to Knoxville nearly four years ago, a dream that came to life last November.

Bieritz dreamed of owning a real estate business and created KnoxvilleLiving Realty Group, a “different” type of real estate agency.


“I have a very unique business model,” Bieritz said. “I’ll charge no more than four percent for a listing when most agents charge about five percent. I also give back ten percent of my commission toward closing costs.”

Bieritz said consumers work hard for their money and they don’t want to spend more money than they have to toward the selling or purchase of a home.

“I think people are really appreciative of a business that goes the extra mile for them,” he said. “People are ready in today’s world for a discount.”

Bieritz said the “discount broker” trend in the real estate marketplace seems to be the wave of the future. It’s a trend that started in California and is making its way across the country.

How successful has this approach been? Bieritz said he has done more than $2 million in business in the past 60 days.

According to the Knoxville Area Association of Realtors, there are more than 3,800 realtors in the Knoxville area. That tends to create more than a little competition, Bieritz said.

“With that many in the area, almost everyone knows someone who is a realtor or someone who has a friend who is a realtor,” he said. “That makes it tough to break into the marketplace. This business is all about relationships.”

Bieritz said his business model and his market help overcome such challenges.

“My concentrated market has been in West Knoxville,” he said. “There’s a lot of growth and development in that area.”

Bieritz said the Colonial Pinnacle project at Turkey Creek and the new subdivisions in Farragut make that area prime for growth opportunity.

Ever the entrepreneur, Bieritz is making the best use of the growth at Turkey Creek to create a new Web site for all the existing and incoming businesses. He said companies would have an opportunity to buy space on his site and also use it as a marketing tool to draw consumers from across the country.

Bieritz has expanded his business to include real estate transactions in the Wears Valley Community. The company, called Wears Valley Realty Group, is slated to open May 1. He said there would be four agents handling cabin rental and sales in the area.

“My wife and I spent a lot of time out in the Wears Valley area and grew to love it,” Bieritz said, when asked about the location. “I think there is a growing marketplace out there.”

Bieritz said he has been in the real estate field for about six years. Prior to that, he was in the insurance business.

He still owns a couple of insurance offices in New York. These companies, like his real estate ventures, were created out of his entrepreneurial endeavors.

“Successful entrepreneurs tend to have more than one company,” Bieritz said. “The key is to have good people in place to take care of your customers.”
