Parkside/TCreek Apartments set for Spring 2023

Knoxville-based Dominion Group is taking the lead in a joint venture with Turkey Creek Land Partners offering 190 new apartments just northeast of Farragut.

The 6.7-acre property currently is being cleared along Parkside Drive across from Turkey Creek Walmart where the $35 million multi-family development — named City West Apartments — will be constructed.

Sean Chalmers, vice president of Development with Dominion Group, said the roughly 18-month build timeline tentatively will offer its first leases in Spring 2023 with construction likely wrapping up by summer’s end later that year.

Apartment offerings will be a mix of studio, one-, two- and three-bedroom units, Chalmers said. Amenities will include a resort-style pool, fitness center and outdoor lounge/grilling area at clubhouse courtyard. Unit amenities will include stainless steel appliances, solid surface countertops, walk-in closets, full-size washer/dryer connections and elevator access on the four-story building.

“Residents of City West will enjoy convenience of all the amenities” such as shopping, dining, entertainment, health care, greenways, “in addition to quick access to I-40 at Lovell Road to connect to the Greater Knoxville area,” he said.

Jim Nixon of Turkey Creek Land Partners confirmed this will be the company’s fifth joint venture in Turkey Creek since the company purchased hundreds of acres in 1995.

“These guys came along with a good plan, and we, too, are excited about this partnership and happy to be with them,” Nixon added.

“There are a lot of people relocating to our area, and we will certainly be meeting a great need,” Chalmers said.

City West Apartments will have two access points onto Parkside Drive, one of which will include a traffic light, Chalmers added, noting the plan has been approved by the City of Knoxville, which has jurisdiction over that portion of Turkey Creek.

The design team is comprised of DKLEVY Architecture and SM&E Civil Engineering, and the general contractor is Merit Construction — all of Knoxville.

The Dominion Group, which will also manage the property after completion, has 30 multi-family and 17 senior housing communities across the Southeast United States.

Additionally planned multi-family communities in Knox County include Lakeview at Westland, SouthBank and Maloney Road.
