30 Townhomes, commercial space planned on Watt Road
A mixed-use development featuring 30 townhomes and commercial space is being planned along Watt Road in Farragut.
Eddie Kherani of Reliance Development, the property owner, and representatives of architectural firm, The Architecture Collaborative, presented a site plan for Serenade at Farragut during a Farragut Municipal Planning Commission Staff-Developer meeting.
The proposed 9.2-acre development, at 421 Watt Road between North Watt and Harrison roads near Town limits, is on property zoned Neighborhood/Convenience Commercial.
The development includes 30 townhomes and a number of commercial units. Although TAC sought review of the commercial portion, work already is being done on both the residential and commercial portions.
In December 2024, FMPC granted approval for a sight-distance variance between driveways for the project, as well as a preliminary plat.
Dan Brittain, an architect with TAC, said the buildings will be mostly brick and stone and will be accessible from Watt Road.
One issue that could hold up the project is a shortage of parking spaces in the proposed development.
Farragut Community Development director Mark Shipley said he normally does not want developments to have excessive parking, so “we kind of created the possibility for the Planning Commission to allow for reductions.
“Although, 36 [fewer parking spaces in the development] is a pretty substantial reduction,” he said. “You’ll need really to be ready to sell that [to the Planning Commission].”
FMPC is expected to discuss the parking situation, with no action taken, during its Thursday, Sept. 17, meeting, which starts at 7 p.m.
Goddard School request
In other business, planners discussed a request from The Goddard School, which is planning an additional 2,800 square feet at its school at 125 Loudon Road.
The school is asking the Town to amend its ordinance governing the amount of fenced outdoor space required to make it consistent with the Tennessee Department of Human Services requirement of 50 square feet per student. The Town currently requires 100 square feet per child.
The amendment is expected to be on the agenda for the Thursday, Sept. 17, FMPC meeting.
In July, the Planning Commission approved the addition on the condition that the Town’s ordinance would be amended to allow 50 square feet per child instead of 100.
